An official brochure which must be given to every new tenant has been updated.
The government brochure – called ‘How To Rent’ – now includes details of the new Right To Rent immigration checks which must be conducted by landlords on all new tenants, and on all new residents in a property if their names are added to existing tenancies.
These sound like unexciting pieces of red tape but there are now hefty fines of up to £3,000 for landlords who fail to pass on the brochure or do not conduct the immigration checks on new tenants.
These are two examples of much stricter regulations recently introduced for the private rental sector, and add weight to the argument that landlords should instruct professional and skilled letting agents to manage properties and tenancies on their behalf.
