New penalties can be levied on landlords from April 6

Yet more new restrictions are coming in for landlords, who from April 6 can be issued with civil penalty notices for breaches of housing law.

Local councils, including Exeter and East Devon authorities, can issue fines of up to £30,000 for a range of offences under the Housing Act 2004, including:

  • failure to comply with an improvement notice served by the council;
  • breaches of national and local licensing schemes;
  • overcrowding or other poor management of a property to let.

The frequent changes to laws and rules for the rental sector, coupled with substantial penalties, mean it is more important than ever for landlords to use experienced letting agencies to ensure they and their properties conform with regulations.
